Before beginning your property search, it’s essential to have your finances in order. This usually involves either securing a mortgage or ensuring that funds are readily available. By doing so, you can confirm your budget, allowing you to filter your property
search according to what you can afford.

Searching for Properties
Once you have registered with Amaanah Estates, we can start defining your property search based on your requirements. Our extensive database allows us to offer a diverse range of properties that align with your needs. You will receive updates via email, phone,
SMS, or even WhatsApp whenever new properties that match your criteria become available.
Viewings
We understand that our clients lead busy lives and may not always be available for viewings during regular hours. Our office hours are Monday to Friday from 9 AM to 6 PM and Saturdays from 10 AM to 2 PM.
To accommodate your needs, we offer flexible viewing schedules. When you visit, our estate agents will be available to answer all your questions about the properties.

Making an Offer
Understanding the property market is crucial when deciding on an offer. When you find the right property, we will present your offer to the seller. You can specify any particular conditions, and we will communicate those both verbally and in writing.
Please note: No legal obligations are in place for either party until contracts are signed.
Instructing a Solicitor
When purchasing property in London, having a trustworthy solicitor is vital. The expertise and guidance of an experienced solicitor can make a significant difference in acquiring the right property.

Offer Acceptance
Once your offer is accepted, we will ensure that the transition process proceeds smoothly. This begins with a written agreement, a letter of sale, and a confirmation letter outlining the agreed-upon prices.
You will then need to instruct your solicitors and notify your mortgage broker (if applicable) so they can commence with the necessary arrangements for your purchase.
Conveyancing and Searches
Carefully review the draft contract provided by the seller’s solicitor. If you have any concerns, don’t hesitate to ask questions.
Agree on a date for the exchange and inquire about local searches.
At Amaanah Estates, we will assist your solicitor and negotiate throughout the process, keeping you informed at every stage.
Survey and Mortgage Offer
It is crucial to conduct a survey before exchanging contracts. This survey, carried out on behalf of the buyer’s mortgage lender, will identify any potential structural issues and verify the property’s value. Completing this survey will facilitate a formal
mortgage offer.
Remember: There are no contractual commitments until both parties have signed the contracts.
Exchange of Contracts
Once all concerns are addressed and both parties are in agreement, the contracts will be exchanged. After both sides sign the contract, a deposit (typically 10% of the purchase price) will be made, either online or via a bank draft, transferring the funds from
your solicitor to the seller’s solicitor.
Both parties will then mutually agree on a completion date for the transaction.
Final Step
The process culminates with the transfer of the remaining funds (usually 90%) from your solicitor to the seller’s solicitor.
